The Benefits of Buying a New Build Home

There are many misconceptions that may often put home owners off from opting to purchase a new build property, however, there are many positive factors as well. Whether you are a first-time buyer or are considering a move, here are a few positive reasons as to why you should consider buying new build.

A fresh start

A new home is a blank canvas with fresh finishes and usually modern fittings. There should be very little, if anything you need to do to it, meaning you can simply unpack your belongings and make yourself at home.

A step on the ladder

For many first-time buyers, a new build home is the only way you can get on to the property ladder with the assistance of help-to-buy and shared ownership schemes, only available on the purchase of a new home.

Incentives

In some cases, developers may throw in extras in order to complete a sale, which could mean paying your stamp duty or covering the cost of carpets. This is not a guarantee, but could be worth keeping in mind when you assess your options with developers.

Modern living

New Builds are typically built to high specifications with the latest technology, “smart home” features and open plan layouts have become increasingly popular. Some new build developments may even offer a gym or concierge service.

Design your home

If you buy off-plan, you may have the opportunity to have an element of input to the design. The builder may let you choose fittings and perhaps changes to the layout, which adds a bespoke quality and ensures your home will not be exactly the same as your neighbours’.

Lower bills

New build homes have to comply with the latest building regulations which means they are far more energy efficient in comparison to older properties. Scoring better EPC ratings opens up the options of green mortgages which can offer cheaper rates.

Chain-free

As you would be the first home owner, you would not have a chain of buyers above you, meaning the timeline to completion may not be as slow in comparison to a chain. This reduces a largely stressful factor of any moving process.

Warranties

All new build homes come with a warranty, which you would not get with an existing home. This may be extra comfort or peace of mind, however your warranty may not cover everything you would expect. Make sure you are clear on your T&Cs and have the correct building and contents insurance.
