Mortgage lending criteria is constantly changing and it may have been some time since you last reviewed your mortgage options.  Therefore its important to take advice before getting serious about your move. Our aim is to put you in the best position to proceed once you receive an offer on your own property and are ready to make on offer on your new purchase.

Getting started

Your Mortgage Adviser will help you understand all costs associated with buying and selling your property and when you need to pay them. This could include;

  • Lender charges
  • Protection costs for your mortgage, yourself and your property
  • Solicitors fees
  • Estate agency fees
  • Energy Performance certificate
  • Survey fees 
  • Stamp duty/government taxes

You will need to know how much your property is worth and what estate agency fees will be payable.  Just Mortgages will be pleased to refer you to one of their colleagues from the Spicerhaart Group estate agents to arrange a market appraisal of your current property and help find your new home*

Choosing the right Legal Services*

We understand that instructing the right professionals to assist with your sale and purchase is essential. Your Mortgage Adviser can put you in touch with a recommended solicitor devoted to working solely for you. This enables us to take full control of the process and ensure that you are guaranteed the best possible service for your move.

Spicerhaart Legal Panel of solicitors charge a fixed professional fee which is based on the agreed sale price on a No Move No Fee basis, meaning you will have nothing to worry about if something crops up at the last minute. It is highly beneficial to choose a solicitor in advance in order to budget precisely what you are going to spend from the outset.

Selling and searching

Everyone has different needs and requirements for their next move and we are here to help make sure your experience is as stress free as possible. We understand that selling your current home and finding the right property to move to can take some time and there will be important decisions to make along the way. Your Mortgage Adviser will support you throughout the process and be on hand to answer any questions. 

Next steps

Once you have sold and found your next property your Mortgage Adviser will submit the full application to the mortgage lender with all supporting documentation, details of the property you wish to purchase and the solicitor you will be using. The mortgage lender will review your application and carry out the necessary checks to satisfy their lending criteria. Once all checks have been completed and a satisfactory survey received the lender will produce your mortgage offer. A copy will be sent to you, your mortgage adviser and your solicitor.

Getting ready to exchange contracts

Once your solicitor has carried out all of the necessary searches on your new property solicitors from both sides will be getting ready to exchange contracts. Depending on how many people are involved in the chain this may take some time for all parties to be in a position to proceed. Make sure you have your buildings insurance in place for exchange of contracts (your Mortgage Adviser will have already discussed this with you during your first appointment).These contracts are legally binding so make sure that you are totally prepared to go ahead.

You may need to book a professional removal firm to help you move. You should also contact the utilities companies in advance to make sure that you have gas and electricity, and a phone/internet connection ready for when you move into the property. Make a start on the list of companies you will need to inform of your new address, you may also need to ask the Post Office to redirect your mail. 

Moving Day has finally arrived!

On completion all funds will have been released to the relevant parties and you will get the keys to your new home!  

Your first mortgage payment should leave your account about a month after you move in. This first payment may be more than your standard monthly repayment depending on when you complete and your payment date. Your Mortgage Adviser will be able to give you more information.  

Your Just Mortgages Adviser will be in contact with you, the estate agents and your solicitor throughout to ensure your sale and purchase run as smoothly as possible.
